About this farm
The Farm
This farm lies on the R60 in the Bonnievale district, in the foothills of the Langeberg, about two and a half hours from Cape Town. Its 382.4 hectares combine productive vineyards, natural fynbos, registered water rights and an established hospitality business. It is offered as a fully operational commercial farm with a working restaurant.
Vineyards and Wine
About 18 to 20 hectares of established vineyards gave around 145 tons of grapes in the 2025 harvest. The cultivars are Chenin Blanc, Merlot, Chardonnay, Cabernet Sauvignon, Sauvignon Blanc, Viognier, Mourvèdre, Grenache Noir and Colombar. The seller says Bonnievale Cellars has won many wine awards with grapes from this farm.
The farm holds a harvest quota at Bonnievale Cellars of up to 500 tons. Irrigation is already in place to take the vineyards to about 30 hectares. A micro-winery is running and has made wine from the farm's own grapes, which is sold in the restaurant; its equipment is an optional extra.
Restaurant and Accommodation
At the centre of the farm is a 40-seat farm-to-table restaurant with a fully equipped kitchen, connected to solar power, and a clean ablution block. It opens for lunch on Saturdays and Sundays and is run by trained staff who live on the farm. The road access gives room to grow into a farm stall, a shop, a roadside café, a wine destination or an events venue.
The original farmhouse dates from the 1930s and was extended and renovated in 2004; it has four bedrooms. A three-bedroom manager's house was built in 2010, and a two-bedroom, two-bathroom mountain cottage in 2019, which has been let on Airbnb. There are also five workers' cottages.
Water and Land
The farm has registered water rights in the Breede Water Management Area. Two large dams store the water, with a combined registered capacity of more than 132 000 cubic metres, and there is an abstraction right from the Boesmans River of 136 380 cubic metres a year. Leiwater from the mountain comes in rotation. The irrigation main lines can serve up to 30 hectares, and about 100 hectares of un-irrigated land suits winter crops.
The rest of the 382.4 hectares is natural fynbos and mountain land, which gives the farm both room to farm and its Langeberg setting.
Power and Equipment
A 20 kW solar system is installed, an investment of R980 000 as the seller states, and the farm is on both Eskom and solar, with an application pending to sell surplus power back to the grid. Three sheds, one of them 340 m², give storage and workspace. The farm equipment is included: tractors, trailers, sprayers and implements, in good order as the seller states.
Staff
A team of permanent and part-time staff live on the farm and know both the vineyards and the restaurant. Full details go to serious buyers.
The Opportunity
The vineyards, water, solar power, restaurant and staff are already in place, so a new owner can take over a running business from the first day. There is room to extend the vineyards, build a private wine label, grow the restaurant into a wider food and tourism stop, and add more accommodation.
Price and Terms
The asking price is R19 500 000. The seller is registered for VAT, and a sale as a going concern may be zero-rated. Viewing by appointment. The agent can share the full documentation, the harvest reports and the water certificates.
Disclaimer
All details are given in good faith from the seller's information and supporting documents. Buyers must verify every matter independently, including the title, extent, water rights, harvest quota, buildings, equipment and the VAT treatment of the sale.
Before you make an offer
- Transfer duty or VAT
Ask the seller
The seller is registered for VAT but has not said whether the asking price includes VAT. If VAT applies to the sale, no transfer duty is due; if it does not, duty of R2 046 156 is due, at the SARS rates from 1 April 2026. Ask for the seller's VAT position before you sign.
- VAT on a going concern
The seller is registered for VAT. Whether the asking price includes VAT is not stated, so ask before you work out your costs. A buyer who is a South African VAT vendor may apply for the sale to be zero-rated as a going concern (VAT Act, section 11(1)(e)), but that is subject to SARS and not guaranteed. Ask your conveyancer and tax adviser before you sign.
General guidance, not legal or tax advice. Conveyancing and deeds office costs come on top of the duty, and the transferring attorney confirms every figure.
