About this farm
The Opportunity
This farm is set up for an egg producer who wants a base in the Western and Southern Cape. Environmental Authorisation was granted on 8 July 2022 for building and running an egg-laying facility on the property. It covers four climate-controlled cage houses of 20 000 laying hens each, 80 000 birds at full capacity, to be built in phases on two sites with a combined footprint of about 1.7 ha. Pack stores, feed silos, water tanks, generators and the related works are authorised with them.
One layer house is already standing: a purpose-built house of 648 m², two rows and five tiers, included in the sale. It is fitted with Big Herdsman cage systems with egg collection, nipple drinkers, manure removal, climate control, feeding, electrics and lighting. That equipment is excluded from the asking price and can be negotiated separately. No hens are included. The house is empty and ready to be restocked.
The seller has a professional valuation of the farm with the egg business as a going concern, dated October 2025: R25.7 million in all, R12.4 million for the land and buildings and R13.3 million for the business. It was made while the operation was running, so ask for it and read it against what the sale includes.
Setting
The farm lies on the R60 in the Bruintjiesrivier district west of Swellendam, at the foot of the Langeberg. The R60 runs up the Breede River Valley through Ashton and Robertson to Worcester, through working farmland with the mountains alongside. Swellendam is a short drive for schools, shops, medical care and the N2 to the Garden Route or Cape Town. Cape Town International Airport is about 200 km away, roughly two and a quarter to two and a half hours by road.
Land and Water
The farm measures 94.4159 hectares and is zoned for agriculture. About 40 hectares is arable and has carried canola, wheat and barley. A further 6 hectares, formerly olives, has been cleared and has pipelines in place for another crop such as wine grapes or fruit. The rest is grazing suited to sheep. The farm is divided into 17 camps, most with underground pipelines. Rainfall averages 500 to 600 mm a year.
Two water uses are registered with the Breede-Gouritz authority: 14 400 cubic metres a year from the Bruintjies River for 5 ha of irrigation, and 95 130 cubic metres a year from the Breede River for 15 ha of irrigation. There is also mountain water and a backup borehole, which is brackish. A large earth dam of 20 000 cubic metres on the higher ground feeds by gravity at about 2.5 bar, which saves on pumping. A smaller second dam is out of use and needs repair.
Houses and Buildings
Two houses give six bedrooms and four bathrooms in all. The main house is about 300 square metres. The second has three bedrooms, two bathrooms, a kitchen and an indoor braai. The other buildings are a 50 m² rondavel, a 300 m² shed, two steel IBR sheds of about 280 m² together, seven horse stables and two pump houses.
Power
Eskom supply comes through a 100 kW transformer, with a 66 kW standby generator. A hybrid solar system of 100 kW has been installed, about 50 kW of it with battery storage. It is still under finance, is excluded from the asking price and can be negotiated separately.
Price and Terms
The asking price is R15 900 000 excluding VAT. The seller is a VAT-registered company, and a sale of its shares is possible. The Big Herdsman equipment and the solar system are excluded and can be negotiated separately. A loose-asset list is available to serious buyers, and the agent can share the Environmental Authorisation, the water registration and the valuation. Viewing by appointment.
Disclaimer
Particulars are given in good faith from the seller and the documents behind them: the Environmental Authorisation of 8 July 2022, the water registration, the title deed and the valuation. Buyers must verify the title, extent, zoning, authorisation, water uses, buildings, equipment and the VAT or share-sale treatment independently. The price is R15 900 000 excluding VAT.
Before you make an offer
- VAT on the price
R2 385 000
The seller is a registered VAT vendor and the asking price excludes VAT, so VAT at 15% goes on top: R18 285 000 in all, unless the sale is zero-rated as a going concern, which the conveyancer confirms.
- Transfer duty
None
A sale that carries VAT carries no transfer duty (Transfer Duty Act, section 9(15)). If the conveyancer finds that VAT does not apply to this sale, duty of R1 578 156 is due instead, at the SARS rates from 1 April 2026.
- VAT, or a share sale
The seller is a VAT-registered company and R15 900 000 is the price excluding VAT. A buyer who is a South African VAT vendor may apply for the sale to be zero-rated as a going concern (VAT Act, section 11(1)(e)), but that is subject to SARS and not guaranteed. The seller will also consider selling the company's shares instead of the farm, which is a different purchase with its own tax and due-diligence questions. Ask your conveyancer and tax adviser which route suits you before you sign.
General guidance, not legal or tax advice. Conveyancing and deeds office costs come on top of the duty, and the transferring attorney confirms every figure.
