ERFDEVCO sells farms, agricultural land, game farms and smallholdings across South Africa, and takes mandates on vacant land and business premises in the districts it already works. One practitioner, one schedule, every listing.

Managing Director of ERFDEVCO, an economics graduate of Stellenbosch University, registered with the Property Practitioners Regulatory Authority and working out of Kleinbaai in the Western Cape.

Sellers deal with the same person from the first valuation conversation through to transfer. Buyers get the person who walked the farm, not a switchboard. It keeps the volume of mandates lower than a franchise office would carry, and it is why each listing is written up section by section rather than as four photographs and a price.

From first call to transfer

Four stages, and the seller knows which one the property is in at any point.

The walk and the schedule

We walk the farm and work through the eighteen section schedule together: extent, arable split, boreholes and yields, dams, licences, buildings, power, security, equipment and zoning. Anything unknown is recorded as unknown.

Pricing and mandate

Price is set against what comparable land has actually transferred for in that district, not against what the neighbour is asking. The mandate, commission and VAT treatment are agreed in writing before anything is published.

Marketing

The listing goes live with the same photography and the same schedule of facts wherever it is advertised, so a buyer comparing two sources never finds a discrepancy.

Offer and transfer

Offers are put in writing with their suspensive conditions spelled out. From acceptance we keep the conveyancer, the bank and both parties working off one set of facts until registration.

A farm is a business, so it is listed like one

Residential portals ask about bedrooms and bathrooms, because that is what they were built for. A buyer looking at four hundred hectares needs the borehole yield, the carrying capacity, the water use licence status and the zoning before the photographs mean anything.

The schedule is the same on every farm, which means two listings can actually be compared, and a bank or a valuer can work from the page rather than starting again from scratch.
