About this property

The sale is of a 270 m² commercial building on a 1 317 m² erf in the village centre of Baardskeerdersbos in the Overstrand, about two hours from Cape Town. The erf is zoned Agricultural Zone 1, like the rest of the village, and the business trades under the municipality's consent rather than under business zoning rights. The premises hold a restaurant liquor licence for all kinds of liquor consumed on site, so a buyer takes over licensed premises rather than starting a fresh licence application. Proof that the licence's yearly fees are paid up is not yet on file: the seller is to put this right, and the sale will be subject to it as a suspensive condition. The well known Marietjie's trading name is included in the sale, so a buyer may carry on as Marietjie's or open under a name of their own.

The building has run as a pub, restaurant and farm stall. On the erf are a bar and restaurant seating about 50 indoors, outdoor seating, a padstal, a plant nursery, a children's play area and parking on site. The kitchen is known for a breakfast menu that draws people from well beyond the village, and not only at weekends.

Trade here is not only holiday traffic. The seller's account is that several wedding and function estates in the surrounding Overberg send guests into Baardskeerdersbos through the year, and that those bookings put additional feet through the pub and restaurant in months that would otherwise be quiet, alongside local weekday custom, weekenders and road trip traffic.

From a business standpoint the value sits in four places. A building already fitted as hospitality premises, with the municipality's consent to trade from it. The restaurant liquor licence that goes with the premises. More than one income line on a single erf, being the licensed pub and restaurant, the breakfast trade, the retail padstal and the nursery. And a catchment that runs through the year rather than a season.

The property is sold voetstoots and as is. Certain loose assets may be available in addition to the immovable property and an inventory can be supplied on request, but those items are not automatically included. No warranty is given as to turnover, stock or the condition of plant and equipment. The financial information, the licence document and the asset list should each be verified by the purchaser and the purchaser's attorney before any offer is made unconditional. Normal transfer fees apply, and viewings are by appointment.

Before you make an offer

Transfer duty

R67 200

Paid by the buyer, worked out on the asking price at the SARS rates from 1 April 2026. If the seller is a VAT vendor selling in the course of a business, VAT is charged instead and no duty is due, so ask for the seller's VAT position before you sign.

Taking over the liquor licence

The licence passes to a new holder only once the Western Cape Liquor Authority approves a transfer under section 65 of the Western Cape Liquor Act, 2008. The current licence holder lodges the application, and the buyer has to show they are not disqualified from holding a licence and have the right to occupy the premises. It is sensible to make an offer conditional on that approval. Here the sale will also be subject to the seller showing that the licence's yearly fees are paid up.

General guidance, not legal or tax advice. Conveyancing and deeds office costs come on top of the duty, and the transferring attorney confirms every figure.
